I think the broker quoted in this article is a little optimistic about filtering out the tourist hordes. I work in Dumbo and they're everywhere now. Good for them that they're not just hanging out in Times Square, but they really do crowd the sidewalks and the waterfront. Also, the infrastructure still has a long ways to go. Streets and sidewalks are a constant obstacle course of cracks and potholes, and the F train is the only close subway station. That said, the neighborhood just got its first big grocery store, on Front Street, and Brooklyn Bridge Park is very nice if you go out before 9 or 10 am.

Nine foot windows, great , I drive pass Dumbo everyday and rarely see any window that isn’t totally covered with a shade! So much for nine foot windows looking over the scenic BQE!

I just do not understand how this ad, excuse me, this article can say these apartments are below market rate. Very upsetting.

@Chris Bristow They're not saying the prices are below market rate. They're saying the prices are below average for the neighborhood, which is true.

As shocked as I am by the prices mentioned in this article, I see the cheaper construction as an anti-gentrification trend of the neighborhoods that can no longer resist the growing-population pressure and willingness of some to live in buildings of lower quality.

Triple-panes in the more expensive condos over there. Even in my house near an outdoor train, Marvin double panes have made a real difference.

The apartments are meant for those who are working in the tech hubs but not making the really big bucks. If you want houses for $400,000, they are to be had (much) farther out in Brooklyn where, in fact, the working classes have their homes.

@Sparky, why would a "single, working class person" be in the market for a Dumbo luxury condo? This is one of the most expensive locales in the U.S.

They believe there is an appetite for properties under $1MM! Of course, there is. So many people can't afford a property or when they do they have to share or scrimp. Maybe, it's that the real estate people believe it might be an opportunity for them to market fewer square feet but at a high dollar per so that they can make a hefty profit.
