very small lot. 1/10 of an acre is 4,356 sq ft.

Most homes in the bay area are priced below what the sellers expect to get. If it's priced at 1.35 in Berkeley, the sellers are probably aiming for a sale price around 1.5.

You might want to include information on the orientation of the houses in "What You Get". Sun is a critical factor for international buyers and many Americans, too. Yes, even in California.
