The perfect match of man, dog and apartment. Not everyone cares if a neighborhood has a lot of restaurants and bars. This feels like an eco-aware retreat with amenities. And if you want to live alone, the reality is that you do spend a greater percentage of income on rent. I also wish to compliment Kendal on his clean decor and taste in art. Well done, sir!

I don't know who the intended audience for this article is. If you can afford to pay close to $3000/month rent, why do you even care about a $70 drop in your electricity bill? These prices are way too high for most of New Yorkers.

$2830 for a 1BR in Washington Heights? Um, ok. (I'd not call this Hamilton Heights, but rather Washington Heights. Either way, even for Hamilton Heights, that rent is insane.) Where does one go for a supermarket there.... C-Town or Pathmark? Blech. Nice restaurants/bars are few and far between in that part of town. Sure, there may be some old-school places with character...some great Dominican food places...but not much else that would appeal to the typical person who can afford to pay $2830/month on rent!

You have not been uptown in a long time. Prices are high and ppl are willing to pay it for the space! While I agree that is Washington Heights and not Hamilton Heights, there are tons of great restaurants (with amazing cocktails on Broadway and Amsterdam) and bars that have all opened up over the last 5 years. Also, there is no Pathmark, it closed, but yeah tons of overpriced C-Towns.

@Lisa Everyone has their own taste. I've known this neighborhood all my life and for all its faults it still feels like an "authentic" NYC rather than overrun with identical chain stores. There is a need for more services and they will definitely come - including supermarkets. In the interim, aside from C-Town and bodegas there is Fairway close by, Fresh Direct, or perhaps Mr. Fisher brings groceries from Whole Foods or Trader Joe's on the subway like lots of New Yorkers (and some New Jerseyans).

The mini-schnauzer is quite cute...I pay $2,700 for my 2900 square foot house with horse barn and outdoor riding arena that I purchased two years ago...it's not as exciting as NYC, but I'm 90 minutes to Seattle, Portland, and three national parks.

On renting from condo owners: No one is obligated to renew a tenant's lease, whether an apartment building or a condo owner. I do think that condo owners rent because they expect to be away for a couple years, or they are waiting for the market to turn around. So it's wise to know who your landlord is.

Mr. Fisher - congratulations on your new apartment! I'm happy you've found one which ticks most boxes on your wish list. I know the block well as my grammar school and church St. Catherine of Genoa are there. Do explore the neighborhood; it is vibrant, and has great architecture - to which Perch is now contributing.

Mr. Fisher, it looks beautiful! On the dryer...I absolutely love using a large drying rack that I had at a european AirBnB. I'd never had one that size (opens to a size that would fit into a bathtub), and I really enjoy using it. With some clothespins, It holds more than a load, and my house is so much quieter on laundry day. Not to mention it's better for the planet and better for my clothes. I still use a dryer for towels; they don't dry well indoors, and my home here doesn't have balconies or a constant breeze on the rooftop deck, like Barcelona.

I'M very glad for this renter; but the rental rate is far to high for anyone whose income does not approach 6 figures. Which is a very large portion of NYC!
