Living in the area, I have no doubts these condos will sell faster than a NY minute. Ideally situated in Cobble Hill, across this street from Van Vorhees Park, 2 minute stroll to Brooklyn Bridge Park, a block or 2 to Atlantic Ave...ideal locale. The BQE noise isn't a concern any more than the overhead bridge noise in Dumbo, and last I checked, plenty of folks spending top dollar there as well.

This area has been less than desirable by developers because of the noise pollution from the BQE. As the article claims, it's quite amazing how the windows deflect this noise (when closed), yet flood the the interior with natural light. I would like to know more about the glazing used on this project!!!

"Ms. Rieders said monthly common charges...would be about $600, which is low relative to many other high-end condo buildings that charge thousands of dollars in monthly fees[...]It’s high-end, in a low-key way.” Which, gentle reader, naturally begs the question of 'Just how is that possible in NYC'?! Which corners are being cut? Which building staff are being underpaid? Which of the construction materials was of a cheaper, inferior quality? These articles so often read like press releases because the relevant and revelatory (to say nothing of obvious!) questions are never asked.

@lowereastside New residential condos often enjoy aggressive multi year property tax relief, called “abatements and abatements.” One needs to review the offering plan. They run for a certain number of years and the taxes increase yearly.
