Wait till you have two kids and are looking for a safe neighborhood with good schools. That's what built these suburbs, and that's what keeps them alive (and expensive).

NY State property taxes are directly responsible for many people leaving the wonderful state. Friends recently sold their modest home in Rochester for something out of state where the property taxes were ⅓ ($9,000 vs $3500). Without children to benefit from the schools, whats the point? I love NY city and NY state, but property taxes make it difficult, if not impossible, to live there.

NY area teachers and cops make over 100k total compensation, and retire fairly young, and get very high pensions.
